Community Update 12/22/10

Happy Wednesday everyone! Just want to thank everyone that came out and participated in the Christmas Party last night. It was a lot of fun and we missed all those that were not able to make it.

I'll write in the first person although I'm speaking on behalf of, "We", the Board. I want to write about yesterday's hiccup regarding the snow storm and snow removal. I apologize to you all who were inconvenienced, were late to appointments/work, or had to remove snow yourselves because the snow was not removed at an earlier time frame.

Both Tyler and myself have spoken with our landscaper and created our expectations regarding snow removal going forward. The contract which is being revised will clearly state that snow removal services are to commence no later than 5am if snow accumulation exceeds 1".

Thank you for your patience as we work out the kinks with new Board members and transitioning into unfamiliar positions. It is our intention not to repeat yesterday's experience.

HOA Board Meeting 12/14/10

Happy Wednesday everyone! Last night's Board meeting included good feedback from community members and resulted in decisions which will increase transparency to keep the community informed of community issues and Board responses. Here are some highlights from last night's meeting:

-D&T Landscaping was present to propose the 2011 landscaping contract, A lot more specificity was drafted into the contract with a round or two of revisions to come so that there is less room for interpretation of duties and more accountability for performance and resident satisfaction. A number of issues that were presented during the annual meeting in October, as well as recent requests by residents, were addressed and we feel that these issues will be adequately resolved.

-Positions and duties among Board members were restructured. There are currently 6 Board members with one vacancy that needs to be filled.

-Future Board agendas will be distributed electronically as well as posted physically in the Clubhouse prior to Board meetings so community members can know what items of business will be discussed during that month's meeting. In addition, meeting minutes will likewise be posted both electronically and physically for community members to review if they were unable to attend the meeting to see the results of the Board's decisions. We really feel that by taking these steps everyone will be much better informed about current issues and how they are being managed.

On a side note, regarding the Universal machine in the gym... Champion Fitness was out on Monday, the 13th to make final repairs to the machine only to again find out that they possessed insufficient materials to complete the repair. I believe this will be the last go around with Champion Fitness and while they will likely be able to complete repairs before end-of-month another fitness machine repair service will be identified and called upon should repairs be needed in the future. I, personally, appreciate every one's patience with respect to these seemingly endless rounds of unsuccessful repair attempts.

Clubhouse Update 12/11/10

Good morning again! I received a call from Champion Fitness yesterday afternoon requesting to come out Monday, December 13th around 2pm to complete repairs on the Universal machine. Hopefully by this coming Monday evening the gym will be 100% operational for the community! Let's keep our fingers crossed that the right parts came this time :)

I neglected to mention a complaint I received at the beginning of the month in yesterday's update. A community member mentioned their concern regarding unpleasant odors in the Clubhouse restrooms. I also spoke with the cleaning service about this matter and requested that they keep a "nose" out for this issue and if necessary replace the mop, or whatever tool, they may be using to clean the bathroom floors. Please let me know if the problem persists.

Clubhouse Update 12/10/10

Merry Christmas everyone! Just a few things to pass along regarding the Clubhouse:

1. Champion Fitness returned towards the end of November to make final repairs to the Universal machine. However, the parts they received were not correct. Other parts have been ordered and the machine should be up and running before the end of the month. All the other gym equipment is functional to the best of my knowledge. If you find otherwise, please let me know.

2. The disinfectant bottle in the gym will be filled by the cleaning service. I contacted the business yesterday after receiving two comments on the notification log in the gym the last two weeks. Please let me know if the spray runs out again and we'll get the situation resolved another way.

3. I've received requests regarding the Entertainment system and its sporadic functionality. I am in the process of tracking down someone to come out and rewire the equipment so it works the first time, every time. I apologize for the inconvenience of the projector sometimes turning on and other times not. My goal is to have this matter resolved before the end of the month.

4. Regarding Clubhouse reservations: For the most up-to-date calendar, it is best to refer to the physical calendar posted in the case on the wall as you walk in to the Clubhouse. I am able to update the blog calendar weekly. So, again, the actual calendar in the Clubhouse will always be more current if you need to send me a reservation request.

Clubhouse Update 11/10/10

Happy Wednesday everyone!

Norex came by yesterday and assessed the damages to the Nordic Track Power Incline Ramp. The visit cost roughly $150. Replacement parts have been ordered and should ship out of Logan in the next 3-5 days. Total repairs for both the Universal workout machine and the Power Incline Ramp should be completed in the next 1-2 weeks. Total cost for repairs to both machines should be under $1,000.

The Board meeting last night was good. We're going to look at Pool/Patio Furniture now that it is "off-season" for the upcoming summer. More updates to come.

Reservations must be made via filling out reservation forms found in the kitchen area of the Clubhouse accompanied by a reservation deposit.

Clubhouse Update 11/3/10

All, an update with the gym equipment and repairs:

1. The universal machine was partially repaired this afternoon by Champion Fitness out of Salt Lake City for approx. $140. The leg curl and lat pull down portion is available for use. The leg press and butterfly press/curl portions of the machine are out-of-order. The technician will replace a broken pulley and frayed cable - anticipated costs for replacement parts are roughly $100. Time frame until the entire machine is fully functional should be within 1-2 weeks. Total repairs for the universal machine should not exceed $500.

2. The Nordic Track Power Incline Ramp (elliptical) has been scheduled for a technician visit next Tuesday afternoon (11/9/10.) The cost for the first visit and assessment is $150. Parts and subsequent visits will be additional. More details to come. Hopefully the total cost for repair will not exceed $500.

New trouble logs will be posted in the protective sleeve on the back of the gym door to document any other additional equipment issues. To the best of my knowledge, all equipment - with the exception of the two machines discussed above - are in working order. The television and stereo are also in working order. Thank you for your patience and please treat the equipment well so we can keep repairs and other costs to a minimum!

Other than an update on the gym equipment and repair status, clubhouse reservations are now being taken for January 2011.
