  • Online clubhouse reservation form- done updated/working

  • HOA payment info- is being mailed out- middle next week sending letter and slips. 

  • Fall newsletter. Did it get done? October end of month fall email was sent out. Add hot tube information and community awareness. Set for the first week of January/ first part/. Whatever date they share then set that as the date. 

  • Landscaper update/snow removal- leaf clean up done. Snow removal- cowboys landscape contact (Joel). No contract been signed yet will get the go ahead. Remind ice melt NOT salt. 

  • Dumpster issues/updates- (Extra holiday pick up notified) Working with Republic since October/November. How much do we pay Republic per month? 8 yard and 2-4 yards. Call bids for other companies. Waste Management- 4- 8 yards, 2 -4 yards. $2,044 a month. Contact ACE waste- Cheryl contact them. Best to change and go with some other option if possible.

  • Can someone volunteer to get bids for other waste providers- Cheryl

  • Clubhouse cleaning day- Please me mindful during the holiday season to really clean up after your party for the next person. Regular cleaning days are Monday and Fridays.

Community Time:


  • Hot Tub Year Round- table for next month. Budget in possibilities for October meeting. Trial run, sign in sheet, how many people really use the hot tub. What is the best option. Extended season. Follow up on FB for what the option is. QR code to scan as idea. These are all the options that were discussed at the meeting. Setting up a trial run. We will post on FB with updates on this matter.


Assignments Review/Tabled Items:

  • Backyard Trees - cleaned up.

  • Moxie Follow Up - no complaints. Use again. 

  • Cracked Vents Update - Units 796, 162 East 750 North, 160 East 750 North. Bid from Liberty Roofing. Check with LaDawn, follow up on her porch. 

  • Financial Oversight - Renae will do quarterly check.

  • DNR progress - Janelle follows up with. Not done. More to do. DNR will work on this when it fits in with their other projects. DWR assured they will be back.

  • Pool Fence Clean Up Day - clean up and spray paint the fence. Outdoor rust spray. Sanding and spraying as a board. October 16th the board will meet to work on pool fence. Time will be set closer to date. 

  • Emergency Plan - who is creating this? - Add into welcome packet. Follow up with the two different wards. Janelle and Kristina will reach out to the wards.

New Business:

  • Noncomp. Board Member- Rich wants to go back to NC. Landscape

  • Waterline Tile Replacement- looking at new pool companies. Follow up with Morgan.

  • Move Ins/Outs - Create a report? Report for who’s who has sold or renting. 778 sold, 747 under contract. 

  • Final Pool Closure Decision and Pool Furniture clean up

  • Fall/Winter Deep Clean? 

  • Reminders to Homeowners: Window Replacements and Front Doors must match existing style and colors; NO VRBO/Air B&B permissions? Springville city rules only allows certain amount area pay for license etc.

  • Tree project update- very pleased with Petersen Tree Company. 178 only unit had tree done in backyard. 

  • Peak was on sight July 14th to fix the fence on 800

  • Ask Bowdy about car/ green bug. 

  • Bushes- decided to hold off purchasing bushes until September 

New Business:


  • Move in and outs -


  • Car dealership follow through/update- follow up with Renea on if this was addressed. 


  • Dead tree removal/ board/ youth group. Plan of action and when?


  • Possible dry scape areas and ideas. 3 trees need to be removed . Tabled for next year. 


  • DNR bushes and complaints from community members- Janell and Kristina are taking care . Updates coming.  


  • Pest control (possible new vendor) do we need more spray? Janell checking with Edge Pest Control. 

  • Gym AC update-  AC coming tomorrow July 15

  • Sprinkler issue- staying with 3 days a week


  • Pool situation: pool cover cleaned. New method of chlorine tablet and liquid doing well in our pool. Remain open. Shower heads and wall spigots for next year.

  • Furniture update - Cheryl calling the 23rd see if the furniture ready

  • Furniture Delivery and Switch Out - 2nd week of July - Cheryl gets notice - activate HOA: Morgan - FB, Kristina - blog, Janell - email.  We will let the community know when the new furniture is to arrive. 

  • Summer Pool Party - Monday, August 2nd @ 6pm we will be having a Summer Pool party for all community members. A great time to come together and get to know our neighbors.  Renae will reach out to xfinity.

  • Clear Divisions of Responsibility - Post contact info.

  • Final Decision on keycard blocking - Anything over $100 = keycard off and contact Morgan for renewal and update of keycard.

  • Landscaping and Water Schedule - Backflows - $4500 each and we have 5… this will likely be required from the city within the next 3-5 years. Tabled for coming months discussion.

  • Tree problems - mulch around trees with exposed roots,considering  flip strips to dry scaping? Parking strips on 800 so sprinklers don’t get blocked. - Tree west did Melanie’s tree, Peterson west - great people but more pricing. 

  • Clubhouse bulletin board update of rules - updated a meeting or 2 ago.

  • Cleaning - happening and getting better. Big outdoor push broom- Morgan will get this.

  • Pool Tiles and Replacements- Replacing the chemical controller ASAP with the ~$1500 chemical controller. Utah Pools needs about 3 days to replace the tiles, we asked if he can do it 6/21--waiting on reply. UPDATE: Tiles will be replaced at the end of the pool season. Longer time is needed to replace tiles and let them dry. Instead of closing the pool for a couple days the board has decided to replace tiles at the end of the season.

  • Blog (RV reservation form, welcome packet) - emailed it to all board.

  • Trash at Pool - cleaners empty once a week.  Another trash can will be added to the pool area. Please remember food and drinks besides water are not allowed in the pool area. 

  • Update on ducks - no duck sightings! Owls are doing their job!

  • Renae’s Maternity Leave

  • Try a trail cam on 200 east south side trash - Rachael will let us know where a good brand and price range.

  • Ant Spray 

  • Phase 2 bushes and dryscaping tree only areas - proposed for 2022
